As the use of E-Commerce has increased since COVID-19, the expansion of the market to purchase products or services using online (PC, mobile, etc.) media has led to an increase in demand for delivery and logistics centers, resulting in a new supply of 94,63,3㎡ (pyeong) in 2021. This means that the space of the logistics center for E-Commerce is a general Retail. In that it is more than three times necessary than logistics for il, it is expected to play a major role in the formation of value along with the increase in demand for logistics warehouse real estate in the future. Accordingly, the main six factors affecting the value formation of logistics real estate by region were selected and empirically analyzed through the Hedonic price model by analyzing sales cases in the last three years, mainly in Seoul and nearby satellite cities. As a result of the study, the factors analyzed to have a positive effect on the formation of real estate value are first, access conditions such as distance from the hinterland and nearby transportation facilities. Second, street conditions such as the width of the road interface. Third, conditions of the land category such as the total floor area of the building, land area, and use area. Fourth, it was analyzed that good administrative and environmental conditions have a more positive effect, proving that industrial facilities are located in the lowest transportation cost among the factors of optimal location claimed by Alfred Weber. |
